Description

The building line is located 6 to 10 m behind the property line. The ground floor level may not exceed 0.35 m above the grade of the road in front of the property for lots 1 and 2. For the other lots, this level may not exceed 0.35 m above the existing ground level. The maximum depth of the buildings is limited to 20 m. The height of the buildings is limited to 3.50 m (distance between the entrance threshold and the top of the cornice). The roofing must harmonize with the predominant roofing styles of existing buildings in the surrounding area and must also create a harmonious balance between the volume and the architecture of the proposed building. A roof (gable, hipped, or hip-and-gable roof) must have a slope between 35° and 55°. Garages must be incorporated into the main building. Access ramps to underground garages and stairways are prohibited on the front and side facades. No structures of any kind are permitted in the front yard strip. It must be landscaped entirely as a garden. An exception is made for functional paving, which must be kept to a minimum. The front building line zones are indicated on the plan. No further construction is permitted, with the exception of garden sheds of no more than 6 m² that must be located 2 m from the lot boundaries. Enclose the lot boundaries with a hedge or with vertical posts and wire fencing no more than 1.50 m high at ground level. The maximum height of street and front yard fencing is 0.75 m.
