Opbrengsteigendom, Berchem-Sainte-Agathe

Located on Gentsesteenweg in Sint-Agatha-Berchem, this development site offers an interesting opportunity for property developers looking for a residential redevelopment project in the Brussels-Capital Region. A comprehensive feasibility study has already been prepared by Erik Vandenpoel Architecten, following several discussions with the municipality of Sint-Agatha-Berchem, Urban Brussels and Brussels Environment. The study focuses on the qualitative redevelopment of the existing site, with particular attention to retaining and enhancing the existing structures and volumes. The concept explored aims to create a high-quality residential environment around a green inner area, combining different housing typologies with private outdoor spaces, natural light and privacy, while keeping vehicle circulation within the site to a minimum. The location is a major asset. The site benefits from excellent connections to Brussels and the main road network, while shops, schools, public transport and everyday amenities are all located nearby. An attractive opportunity for a developer looking to continue the redevelopment of an existing site with an initial feasibility study already in place.
