Two character-filled farmhouses, one unique project, an exce

In Loupoigne, a charming village in the municipality of Genappe, this rare property brings together two historic farmhouses, Morimont and Waronche, in a setting rich in history and character. Morimont enjoys a particularly attractive location, in the heart of a picturesque village square facing the church, within a preserved heritage setting. Arranged around a historic courtyard, the buildings combine traditional masonry, stonework and authentic farmhouse volumes with contemporary interventions. The property includes five residential units still available for sale, together with a hospitality component comprising a restaurant, professional kitchen, hotel, reception areas, massage rooms and a yoga space. Underground parking, gardens and landscaped outdoor areas complete the site. Waronche, located just next door, is set within an estate of approximately 3 hectares and comprises a 9-room hotel, seminar spaces, lounges and a wellness area with an indoor swimming pool created within a former barn. Biomass heating, a heat network, underfloor heating, rainwater recovery and contemporary technical installations further enhance this unique project, at the crossroads of heritage, hospitality and refined living.
